Welcome Real Estate Professionals

The typical opening would be that we love agents, and we do. We also really enjoy working with agents who have the same goals to get a buyer into a good home that they can handle.

TPREIA feels that inspector websites devoted to marketing inspectors is a poor way to direct buyers to search for an inspector. Professional Inspections Association websites are, by nature of their association, a more responsible site for searching out inspectors.

Why this site was created.

What is the TPREIA Advantage?

In selecting a member of The Texas Professional Real Estate Inspectors Association (TPREIA) to conduct an inspection your consumer engages a licensed professional Inspector who must adhere to the standards of practice of the Texas Real Estate Commission and a strict code of ethics established by TPREIA. The inspector must obtain continuing education to maintain licensure.

Why was this site created?

TPREIA.COM was created to help you by having an all encompassing place to send your clients. We have a section completely devoted to "for HomeBuyers Only", please feel free to visit it.

This section discusses issues such as what to ask an inspector and what to do about cost estimating.

Why should your clients use this site?

This site was designed specifically for use by not only inspectors but primarily for agents and their clients. Much good information can be found under the "for HomeBuyers only" section take a look.

Not for the Inspector to determine or effect repairs.

You probably already know that the inspector is not supposed to determine repairs and remedies, contractors or perform the repairs themselves. The ability NOT to do these is a very important part of maintaining a third party status which makes inspectors more effective.

The inspector's job.

By definition, a real estate inspection is a limited visual performance inspection, clients expecting more should be aware of a much higher cost of inspection. They should also discuss this with the inspector when scheduling the inspection.

Questions your clients ask (and answers).

Do I need an inspection?
YES! Refer to Section on "For HomeBuyers only"

What does it cover?

Refer to Section on "For HomeBuyers only"

How do I find an inspector?

Find an Inspector

What do I ask him?

Refer to Section on "For HomeBuyers only"

What are inspection fees based on?

Each inspector establishes his or her own rates, they are generally based on size, equipment and special inspections requested. This they should discuss with the inspector when scheduling the inspection.

Can they be present at the inspection?

Most inspectors like the buyers present, ask the inspector.

How fast do you get the report?

Determined by each inspector. Please ask him or her.

How long does an inspection take?

A very loaded question depends on the size and the inspector.

What does an inspection report look like?

The report format is determined by the Texas Real Estate Commission and is required by same. If the inspector does not provide a written report (no orals are allowed) whose basic format is the same as the below report, you are requested to report this to TREC. The report use is not at the option of the inspector.

How to prepare for and speed up an inspection?

The seller should verify that:

  • If the home is vacant, confirm that all the utilities are engaged; gas, water and power

  • Pilot lights are lit

  • Request that pets be out of the way

  • Replace burned out light bulbs

  • Test smoke alarms

  • Clean or replace a/c filters

  • Move items stored against foundation walls

  • Unlock all doors, fences, attic accesses, breaker boxes, crawl spaces. Etc.

  • Allow access to all areas and components for example remove stored items Blocking a breaker box

  • Cut tree limbs away from the roofing

  • Clean ashes from the fireplace

  • Remove automobiles from the garage

  • Attic access clear of stored items and not secured

  • Equipment is accessible (water heaters, furnaces)

  • Electric panels accessible

  • Pets are secured

It is easier to confirm the above items rather than have the sale delayed by a revisit of the inspector. Most inspectors charge for extra trips.
